ABOUT WATERIDGE


Wateridge was designed as a 15 minute community with shops and services located right within our neighbourhood. This page provides a map and directory of businesses occupying commercial units within our neighbourhood.

The Wateridge Village Community Association wishes to express our gratitude to businesses that have provided sponsorship to us. Those businesses are displayed with their logo below along with their website link in the directory table. Their generosity enables us to cover our operating expenses and host community building events.

OPPORTUNITY AWAITS

Wateridge is growing community with 1474 homes as of April 2025. These include a range of rental apartments, condominium apartments, stacked townhome condominiums, traditional townhomes, semi-detached homes, and single-detached homes. Housing in Wateridge covers a wide range of prices in both the rental and ownership categories.

Additionally, there are currently over 1400 more homes in various stages of the city planning process or the construction process. Fully built-out the neighbourhood is expected approximately 5000 residential homes.

The neighbourhood is located adjacent to the established neighbourhoods of Manor Park, Fairhaven, Thornecliffe, Carson Grove, and Rothwell Heights. It is also located beside the National Research Council Campus and near the Montfort Hospital.

To date there are 22 commercial units in Wateridge Village.

Municipal Zoning (GM31) – General Mixed Use, Subzone 31 – for the Wateridge Village Commercial Core area permits uses including the following:

animal care establishment, animal hospital, artist studio, bank, bank machine, catering establishment, click and collect facility, community centre, community health and resource centre, convenience store, day care, diplomatic mission, emergency service, funeral home, instructional facility, library, medical facility, municipal service centre, office, personal brewing facility, personal service business, place of assembly, place of worship, post office, recreational and athletic facility, research and development centre, restaurant, retail food store, retail store, service and repair shop, storefront industry, technology industry, training centre, cinema, museum, theatre


The Wateridge Village Community Association is not involved in the sale or leasing of space. We provide this section for the purpose of providing information on the options available for setting up a bricks and mortar business within Wateridge Village. For larger enterprises wishing to construct buildings, contact the Canada Lands Company.

PURCHASE

  • Commercial units with the 360 Condos Development bounded by Codd’s Road, Hemlock Road, Mikinak Road, and Bareille-Snow Road are commercial condominium units. Commercial units in the existing phase can be purchased on the resale market. The first phase contains 17 commercial units.
  • Commercial units in the second phase of the 360 Condos will be offered for sale by Mattamy Homes at a later date. There are expected to be 21 additional commercial units.

LEASE

  • Commercial units within 360 Condos development bounded by Codd’s Road, Hemlock Road, Mikinak Road, and Bareille-Snow Road are commercial condominium units. Units in the existing phase can be leased from their owners. The first phase contains 17 commercial units.
  • Commercial units within Mikinak development bounded by Bareille-Snow Road, Hemlock Road, Mikinak Road, Michael Stoqua Street can be rented from Arriv Properties/Ottawa Community Housing. This development contains 5 commercial units.
